Not the historical star rating — what cleanliness has looked like LATELY. Recent review signals plus a visual read of the photos (spotless, lived-in, dated) so you know what state the space is actually in right now.

Construction risk in the area, parking realities (garage height, permit zones, paid vs free), and physical friction the listing hides — stairs with no rail, no elevator, noisy neighbors. The small things you'd only discover after check-in.

6. Arrival Ease

Check-in transparency: smart lock vs meet-the-host, host responsiveness signals, and any specific arrival warnings (tricky address, late-night noise rules, key handoff windows). So day one isn't a scramble.

7. Family & Kid Fit

How well the place actually works when you're traveling with kids: child-proofing risks visible in photos (open staircases, glass tables, balcony gaps, unfenced pools), kid amenities (cribs, high chairs, toys, kid TV), sleep setup for parents vs kids, stroller and luggage access, and nearby playgrounds, parks, and family spots. Honest even when the listing is gorgeous — a sleek loft with a spiral staircase isn't toddler-friendly.

8. Safety & Comfort (always free)

A wellness-adjacent read on the area and the building itself: how the streets typically feel after dark, solo-traveler friendliness, building-level safety signals visible in the listing (doorman, secure entry, smoke alarms, ground-floor windows), and emergency-access context. AI-estimated and clearly labeled — never a crime report. We keep this category free on every report because safety info shouldn't sit behind a paywall.
